City Attorney, Steve Sondrall, stated this item involves the section of property which can essentially be vacated because of the reali%~,,~nt of Nevada Avenue. He stated there has been difficulty with the Paro's property owner reqarding whetb~_r a settlement can be reached in either of the street widening cond~m-~tion or the taking of the parcel. Mr. Scndrall suggested continuing the item until Feb~,a~y 12, 1990, to all~ time for further discussion with Mr. Lasky, the property owner. PASTA GROUP January 12, 1990 Ms. Janine Dunn City of New Hope gaO1 Xylon Avenue North New Hope, MN 55~28 Dear Ms. Dunn, We have considered several possibilities for the expansion of our New Hope production facility. Two of the proposals analized provide the necessary additional capacity needed. It would be our intent to pursue one of these options. The first possibility would be to double the size of the existing facility. This could be accomplished by expansion to the west of the current building. The second option would be to add approximately 50,000 sq. ft. of warehouse space to the north of the existing building and increase the height of the low ceiling northeast warehouse to match that of the main plant. With either proposal, expansion would be to the west or north, and not toward the residential on the east. Additionally, the remaining east dock doors and the northeast packaging warehouse dock doors would be eliminated. This will eliminate the truck traffic on the east side of the building adjacent to the residential property. Ail the truck traffic would be confined to the south and west. Our analysis indicates a preference for the first proposal with expansion to the west. If this is not possible then we would have to impliment the second option and expand to the north and increase the height of the existing warehouse. We have been pleased with the high skill level of employees from the New Hope area. These highly automated production systems require this type of skill level for their operation.
